Apartments for graduate students and their families, with a childcare center and courtyard playgrounds, delivered for the fall semester.
Graduate families arrive with children, jobs and a semester that starts on a fixed date. The apartments needed one-, two- and three-bedroom layouts, a licensed childcare center, courtyard playgrounds and laundry and study rooms, all furnished, inspected and connected before move-in weekend. Missing the date would leave families with nowhere to live as classes began.
The approach.

- 01
Repeat the unit, repeat the win
A small set of standard unit plans let crews learn the sequence once and repeat it floor after floor.
- 02
Walls framed off site
Panelized wall framing arrived ready to stand, cutting framing time and keeping crews working through wet weather.
- 03
Childcare licensed early
The childcare center was finished first and walked with the licensing inspector ahead of move-in, so it opened with the apartments.
- 04
Wi-Fi tested in every unit
Our systems team installed the wireless network, card access and cameras, then walked every unit with a meter before families arrived.
The outcome.
“Move-in weekend meant parents with strollers and moving boxes. Every door, crib room and router had to be ready for them.”
