Permanent homes with services on site, stacked over a ground-floor community health clinic that serves the whole neighborhood.
Supportive housing works only if the building supports people. The 132 homes needed durable finishes, secure entries and space for on-site services, while the ground-floor clinic needed exam rooms, a pharmacy and its own entrance and hours. Every dollar mattered on a tight, publicly financed budget, and the site sat in a dense block with neighbors on all sides.
The approach.

- 01
Budget shaped the design
Estimates were run on each design option in preconstruction, so the budget guided choices from the framing system to the window type.
- 02
Clinic and homes kept apart
The clinic was built with its own entrance, mechanical system and security zone, so it can run on its own hours without opening the residential floors.
- 03
Finishes chosen to last
Hard-wearing flooring, impact-resistant walls and simple fixtures were selected with the service provider to cut long-term maintenance.
- 04
Secure and connected
Access control, cameras and broadband to every home were installed and tested by our own systems team before move-in.
The outcome.
“For some residents this was the first key they had held in years. We built the place as if that mattered, because it did.”
Project executive, Tum Harry
